Refunds & Cancellations Policy

We try to be clear and fair. These rules distinguish between (A) our consulting/services and (B) funds sent as part of your property transaction.
A) Liberty Fields consulting/service fees
Before work begins: Full refund available if you cancel before we start substantive work (document review, coordination, payment set-up).
After work begins: We may issue a pro-rated refund for unused work at our discretion. A non-refundable minimum of $100 may apply to cover time/overhead.
Processor fees: Third-party card/ACH fees are usually non-refundable once charged (Stripe/Actum policies control).
B) Property purchase/sale funds
• Purchase price, taxes, recording fees, or amounts intended for a seller/county are not Liberty Fields’ funds. Once we submit/authorize payment through a processor at your direction, those amounts are typically non-refundable by us.
• Any change, reversal, or refund of purchase price must be resolved directly between the buyer and seller (and/or title/escrow if used). We will assist with documentation where reasonable.
Chargebacks & ACH returns
• Unwarranted chargebacks/returns may delay closings and incur processor/bank fees. You agree you’re responsible for such fees if caused by your actions (we simply pass through the actual fees charged to us).

2) What we do / don’t do
- We help coordinate steps, set expectations, and enable card and ACH payments through third-party providers (for example, GeekPay, Stripe, Actum, or similar tools).
- We do not provide legal, tax, or title opinions; we do not act as escrow; and we are not a party to the underlying property sale.
- You are responsible for your own due diligence and for engaging any attorney/title/escrow services you choose.
3) Payments & fees
- Payments are processed by third-party providers; their terms and fees apply in addition to ours.
- Where applicable, processor/bank fees are non-refundable once charged.
- You authorize us and our processors to charge your selected payment method and to share necessary data with processors to complete the transaction.
4) Scheduling & timelines
- We’ll communicate typical timelines, but recording offices, counties, and counterparties control final timing.
- We can’t guarantee exact dates.
5) Your responsibilities
- Confirm property details (APN, legal description, price, parties).
- Provide required identification/authorizations for payment.
- Comply with applicable laws, HOA/CCRs, and county/state requirements.
6) Third-party services
- We rely on third-party platforms (payment providers, email providers, cloud services). Availability and performance may vary.
- We’re not liable for outages, delays, or policy changes of third parties.
7) SMS Terms

11) Governing law
These terms are governed by the laws of Wyoming, USA, without regard to conflicts rules. Venue and jurisdiction are in Wyoming courts.
